Built on a small hill, the property allows unobstructed views right across on the horizon not only from the grounds, but from inside the buildings as well. One can see from the architecturally unsurpassed Spetses town, across the sea to the islands of Hydra and Dokos, and the mainland Peloponnese from Saint Emilianos to Porto Heli and Hinitsa (about 2.5 kilometers by boat). One of Spetses biggest advantages, which makes it so favoured, particularly by the Athenian elite, is its accessibility from the port of Piraeus. Being in the calm of the Saronic Gulf, Spetses and its neighbours enjoy the advantage of geographical proximity to the capital. Better yet, it can also be accessed by land. The small port of Costa (on the Peloponnese mainland close to the well-known town of Porto Heli) serves as a harbour for the 4-5 daily trips made by the small Spetses to Costa ferry every day and also for the 24-hour water taxi service, for the more hurried. It is unnecessary to mention how many advantages visitors and locals enjoy from being able to come and go from Spetses at any time, according to their needs or desires. The route by road from Athens or Piraeus is truly beautiful once one has left the motorway at Corinth and passed the Corinth Canal. Through the mountains towards Ancient Epidavrus and down to the more commercial Kranidi, then on to the seaside town of Porto Heli, it is also relatively easy. A large part of the journey is along coastal roads, and offers some wonderful vistas. Exactly opposite the island of Spetses and only 1.5 nautical miles away is Costa, which in the last 20 years, due to lack of space on Spetses, has attracted not only the Athenian business elite, but other Greek and international entrepreneurs, shipping magnates and the like. Here they have built many large villas of 2-6 acres (i.e. similar to Xenon Estate). Thus Spetses and Costa make up one of the most attractive areas to possess property of high quality and high financial robustness. This national and international reputation makes this region (including Spetses) without a doubt the most expensive region not only in Greece but perhaps in the whole of the Balkans. Thus, the island is not nor has it ever been a destination for the masses, instead remaining a place to holiday for a privileged few. Athenians in particular enjoy holidaying with family or friends on a beautiful, safe island with calm, clear blue waters where the pines gently caress its coast, far away from the noise and insecurity of other more touristic islands. Spetses also differs from other islands (e.g. Cycladic), in the fact that it is not a dry island but is lush and green. A large part of the island is covered with pine forest which are protected areas of natural beauty. So the smell of pine resin, the cool shade of the branches of these elegant giants, bending under the weight of their pinecones till they are almost touching the crystal clear water of the sea, mirroring this natural beauty, create a haven different to that which one might imagine when one thinks of the Aegean. Even in the town, plants and flowers and trees are all around, giving the island its name: “Spetses” is derived from the Italian spezie meaning spices. When describing the architecture of the island, words are not enough. Spetses is a traditional settlement. The islanders have continued to respect the strict regulations in the residential areas, building their small or large “jewels” all with the same philosophy and aesthetics. Moving away from the simplicity of the white and blue of most Greek islands, Spetses architecture is reminiscent of past, more aristocratic times. The exquisite architectural style (influenced by the Italian Renaissance of Florence and Venice), with its red-tiled roofs, its large, shuttered windows, the pebbled courtyards, and the colours and flowers that envelop it all, give the Captains Houses, which line the harbour road, and the other houses on the island an incredible beauty. This delightful uniformity and order exudes an inner peace. The coastal road from the lively centre of the Dapia to the old port, is perhaps the most beautiful and traditional in Greece. By foot or by horse-drawn carriage, whichever way one chooses to traverse this rare scene, its beauty spills out before you. Recently fully renovated is one of the few remaining original neoclassical hotels in Greece. Built in 1914, the Poseidonion Grand Hotel, with its generous square and its pier is a favourite mooring for many Greek and international tycoons who visit in their luxury yachts, particularly during the summer months. Finally, as the Saronic Gulf is known as the lake of the Greek seas, the summer winds (or meltemis) almost pass it by, making Spetses a paradise for those who enjoy holidays or excursions with speedboats or sailing boats. The islands beaches are also ideal for relaxation, or for snorkeling, diving, water skiing and all manner of water sports and games. Here, the temperature of the deep blue waters allows even those who feel the cold to enjoy the sea for at least 6 months of the year. It is easy to reach most beaches within a short time, as the island is small, even by bicycle. But most importantly, with only one or two notable exceptions, these magical beaches are used only by a few people. So it is an extremely attractive package for any high-end professional: luxurious and fully independent residences, with a number of possible purposes, among which are a) living with a large extended family as a personal residence, b) for entertaining friends or clients, or c) a hotel unit, as it is presently in use by the existing owner with an established regular client base, and all of this in one of the best and most expensive locations on Spetses, the best-kept secret playground of the Athens elite. Last but not least, in a survey conducted by the popular daily newspaper Eleftherotypia back in 2007, Xenon Estate was included among the 10 best Accommodation / Property in its category, for the whole of Greece. And the nominations for this special saronic gulf diamond keep coming each year. Last season, the resort was awarded by Lux Magazine, one of the UK’s top magazines regarding leisure and lounge, as the 2016 best luxurious summer villas within the south of Europe.
